Real Estate & Property Development
A property sale starts as an enquiry and ends months later at completion, often with several systems in between: a portal inbox, a website form, a sales team's spreadsheet and a CRM nobody fully uses. Developers then report sales progress to lenders and investors from figures assembled by hand. We have built websites, lead capture and platforms for property businesses, and we connect enquiry, sales and reporting data so a developer can see which channel produced each reservation and what it cost to win.

Many developers buy most of their enquiries through property portals and paid social media, and pay for every lead whether or not it books a viewing.
Business challenges
01
Lead volume reported, lead quality unknown
Portals and ad platforms report enquiries. Few developers can say how many of those enquiries booked a viewing, reserved a unit or completed, so budget follows cost per lead instead of cost per reservation.
02
Dependence on portals
When most enquiries arrive through portals, the business pays for listings it does not control and holds little first-party data on its buyers. A change in portal pricing goes straight into the cost of each sale.
03
Enquiries waiting in the wrong inbox
Leads from forms, portals, phone calls and messaging apps land in different places. Without routing rules and a record of time to first response, an overseas buyer's enquiry can sit unanswered over a weekend.
04
Off-plan claims that outrun the contract
Off-plan sales are regulated in most markets, and advertising often has to carry set information or hold a permit. A completion date, specification or rental figure used in an advert and missing from the contract becomes a liability for the developer.
05
Lender reports rebuilt every month
Development finance lenders ask for sales progress, cost to complete and drawdown evidence on a fixed cycle. When reservations, exchanges and costs sit in separate files, each report takes days to assemble.
Where the opportunity sits
Leads followed through to completion
Matching every enquiry to its source, viewing, reservation and completion in the CRM gives cost per reservation by channel, which is the figure budget decisions need.
Routing with a measured response time
Rules that assign each enquiry by development, language and source, with time to first response recorded, show where enquiries wait and who owns them.
Lender and investor packs from one dataset
Linking the sales register, cost reports and drawdown schedule lets the monthly lender pack refresh from source, with each figure traceable to the record behind it.
How we approach it
We start read-only with the places enquiries and sales are recorded: portal and ad accounts, website forms and analytics, the CRM or sales spreadsheet, and the cost and drawdown files used for lender reporting. We follow one enquiry from first contact to reservation and completion, and one month's lender report from source data to submission, and note every manual step. Findings become a prioritised task list, each item with an owner and an acceptance check. If the client wants us to build, the same team delivers the website and lead capture, CRM routing, tracking and reports, documented and left in the client's own accounts. Valuation, surveying, conveyancing, planning, estate agency services, mortgage or investment advice and legal sign-off of marketing claims stay with qualified firms.

Questions executives ask
Have you worked with property developers?
Yes, on websites, lead capture and platform builds for property businesses. The engagements are confidential and no anonymised record has been approved for publication, so we describe them in general terms.
Can you reduce our reliance on property portals?
We measure what each portal produces in viewings, reservations and completions, and build owned channels such as the development website, search and direct campaigns beside it. Whether to cut portal spend is then a decision you can make on that evidence.
Will you check that our off-plan adverts are compliant?
No. Compliance sign-off belongs to your lawyers and, where a permit is required, the relevant authority. We can keep a register of each claim used in advertising, with its approval and source, so your advisers can review them in one place.
Can you prepare our development finance reports?
We build the reporting your lender pack draws on: sales progress, cost to complete and drawdown evidence from your own systems, with each calculation documented. The submission, and any figure you certify to a lender, remains yours.
