Direct booking economics for the 2027 season
Hotels in the EEA may price direct below Booking.com, and changes confirmed in September 2026 remove the last signals that pushed rates into line. The 2027 season is the time to measure what each booking costs by channel and to set price, tracking and staffing on that basis.

Key points
- Since September 2026, Booking.com no longer uses external prices for Booking Sponsored Benefit eligibility in the EEA and has removed competitive/non-competitive price labels from the extranet.
- Under BSB, Booking.com can show a lower price than the hotel's website while funding the difference, so a rate-shopping gap is not always a parity problem.
- The DMA gives hotels real-time access to their Booking.com data; joined to the PMS, it gives net revenue by channel for the whole year.
- Google Ads accepts conversion adjustments for 54 days, so cancellations of long-lead bookings stay at full value; judge campaigns on arrived stays.
- UK wage floors rose 4.1% (21 and over) and 8.5% (18 to 20) in April 2026; labor cost per occupied room should be managed weekly against the booking curve.
A pricing freedom most hotels have not used
Since 14 November 2024 Booking.com has had to comply with the Digital Markets Act as a designated gatekeeper. Under Article 5(3) it cannot stop hotels offering different prices, availability or conditions on other channels, including their own websites, and it cannot introduce measures with the same effect, such as raising commission or delisting a property that sells for less elsewhere. Booking.com removed parity requirements from its EEA terms in July 2024.
On 28 September 2026 the European Commission published the outcome of a further regulatory dialogue. External prices no longer count towards eligibility for the Booking Sponsored Benefit. The extranet no longer labels a property's prices as competitive or non-competitive, and external price scans shown there are described as information only. Booking.com confirms that external prices play no part in its default ranking or in eligibility for Genius, Preferred and Preferred Plus, and an update to the ranking annex of its General Delivery Terms is due later this year.
Past evidence suggests that removing a clause does not change behavior by itself. When ten national competition authorities and the Commission surveyed hotels in 2016, after Booking.com and Expedia had dropped wide parity clauses, fewer than half of respondents knew about the change and 79% did not differentiate prices between online travel agents. The Commission says the extranet labels were removed to avoid the perception that Booking.com expects prices to be aligned across channels. With those gone, the barriers to a direct price strategy in the EEA are mostly internal: habit, rate-shopping reports that flag every difference as a fault, and the absence of a net revenue figure for each channel.
When Booking.com is cheaper and the hotel is not at fault
The Booking Sponsored Benefit changes how a hotel should read its rate-shopping reports. Under BSB, Booking.com lowers the price the customer sees and pays the difference itself. The hotel receives the full amount for the rate it set, and its commission is unchanged. Since September 2026, the hotel's prices on other channels no longer affect whether a property is eligible.
A parity report can therefore show Booking.com below the hotel's own website when the hotel has loaded identical rates everywhere. Treating that gap as a leak, and closing it by cutting the direct rate, gives away margin the platform is paying for. A better starting point is the reservation-level BSB data Booking.com now provides in the extranet: which stays were discounted, by how much, and in which booking windows. That data shows whether the subsidy is drawing guests away from the direct channel or reaching guests the hotel would not otherwise have won.
Outside the EEA the rules differ. The DMA does not apply in the UK. There, Booking.com and Expedia confirmed to the CMA in 2020 that they would continue not to enforce wide parity clauses, the clauses that covered prices on other online travel agents. Groups with properties in the UK and the EEA should write separate price policies for each jurisdiction rather than applying one position everywhere.
Net revenue by channel is the number to manage
Commission, payment fees, cancellations and the cost of winning direct bookings all land in different systems. The property management system records the stay at gross value. Commission arrives as an invoice or a deduction, and advertising cost sits in the marketing budget. Until these are joined at reservation level, a hotel cannot say which channel earns the most per occupied room night, and every distribution decision is taken on gross figures.
The DMA also gives hotels real-time and continuous access to the data they and their guests generate on Booking.com, and the right to transfer it. Most properties use the extranet for daily operations and never export that data for analysis. Joined to the property management system by reservation, it allows net revenue by channel, room type, source market and booking window to be calculated for the whole year rather than estimated from a sample.
The platforms are also where hotels meet growing competition for the same guest. Short-term rental accommodation booked through Airbnb, Booking and Expedia recorded 258.8 million nights in the EU in the second quarter of 2026, up 5.3% on a year earlier and 23.9% on the same quarter of 2024. A hotel's visibility and conversion on those platforms is shaped partly by what other types of accommodation charge, which is one more reason to judge each platform on the net value of the bookings it delivers rather than on volume.
Booking-engine tracking: where direct bookings disappear
Most hotel booking engines run on a separate domain or inside an embedded frame. Unless analytics and advertising tags follow the guest across that boundary, a completed booking appears as an abandoned visit, and metasearch and brand campaigns are judged on partial evidence. Consent choices open a second gap. Guests who decline advertising cookies can complete a booking that the advertising platforms never record, so the analytics view and the advertising view of the same booking engine drift apart.
Long booking windows add a problem specific to hotels. Google Ads lets an advertiser restate or retract a conversion by order ID, but only for up to 54 days, and changes reach automated bidding only within 7 days. A booking made in January for an August stay can be canceled or shortened months after both windows have closed. For long-lead leisure business, the advertising platform will therefore keep some canceled bookings at full value permanently, and automated bidding will keep valuing the campaigns that produced them.
The remedy is to judge campaigns against stays that actually arrived, taken from the property management system and matched by confirmation number, rather than against booking value reported by the platform. A monthly reconciliation of tracked bookings against arrived reservations is also the test of whether the tracking works at all. The gap between the two shows how much direct business the marketing team cannot see.
Labor cost per occupied room as the wage floor rises
In the UK the National Living Wage rose to £12.71 an hour on 1 April 2026, from £12.21, an increase of about 4.1%. The rate for workers aged 18 to 20 rose from £10.00 to £10.85, about 8.5%, which matters in a sector that hires many young seasonal staff. The April 2027 rates had not been published at the time of writing, so the budget for the 2027 season should carry a range rather than a single figure.
Labor cost per occupied room is a ratio whose denominator moves sharply through the year. Across the EU, August 2025 had 3.6 times as many overnight stays as January. In Croatia the ratio was 41.1 and in Greece 20.5, and 31.1% of all EU tourist accommodation nights in 2025 fell in July and August. An annual average labor cost per occupied room says little about a resort. The weeks that lose money are the shoulder weeks, where rotas built for an expected occupancy meet the bookings actually on hand.
The remedy is a weekly forward view: the rota and payroll cost for each coming week, set against the rooms already booked for that week and the pick-up expected from the booking curve. Staffing for May, June and September can then be set from bookings two to six weeks ahead rather than from last year's average. Once reservations and payroll share a calendar, the report is a weekly query rather than a project.
Decisions for the next eight months
In November 2026, for EEA properties, read Booking.com's DMA compliance information and the new reservation-level BSB data, and agree a written direct price policy by segment and booking window. For UK properties, record the position that applies there and the reasons for any difference.
In December 2026, export a year of Booking.com reservation data, join it to the property management system, commission invoices and payment fees, and produce net revenue per occupied room night by channel as the 2027 baseline.
In January 2027, before the main booking window for summer opens, fix cross-domain tracking between the website and the booking engine, start a monthly reconciliation of tracked bookings against arrived reservations, and move bidding targets for long-lead campaigns onto arrived stays.
In February and March 2027, build the weekly labor cost per occupied room report against the forward booking curve, and load the April 2027 wage rates as soon as they are confirmed.
From April to June 2027, review the direct price policy against the first months of net revenue data, decide whether the BSB subsidy is adding guests or diverting them, and adjust the share of inventory and marketing spend each channel receives on that evidence.
